We are looking for an experienced Property Area Sales Managers to join our diverse team of people who are passionate about taking the real estate industry into the age of technology through innovation and a desire to solve its multitude of challenges.
Responsibilities:
-Â Research and propose new clients to approach for consulting, by
- Researching and understanding the current property market and market trends
- Researching property developers and their projects, and compile detailed information about the product, team structure, consumer base, and build plans.
- Initiate contact with those developers and setup meetings together with the lead consultant.
- Maintain up-to-date information regarding those clients and the status of contact with each of them.
- Liaise with other internal teams to create a complete analysis of the project viability
-Â Pitch the Developer, Negotiate the Deal and Secure the Client:
- Together with the Head of Developer Sales, Product Head, and VP Sales set targets that will be communicated to the client.
- Prepare the proposal and negotiate the deal with the developer.
- Liaise with the Finance/Legal teams to prepare the contract for signing by both parties.
- Ensure the contract is signed by both parties on schedule
-Â Support the Onboarding of the Project
- Liaise with the project manager to set a deadline for project kickoff and support collecting all information/materials required.
- Ensure that the timeline is on progress with client onboarding
-Â Ensure client satisfaction by:
- Achieve targeted sales amount per month and per quarter.
- Create a strong client / partner relationship between the developer and 99 Group.
- Anticipate any client needs and fulfill those requirements.
- Meeting with each developer together with the sales manager and project manager at least 2x/month
- Reporting any issues or concerns directly back to internal team and/or direct manager.
-Â Manage the sales team by:
- Hiring / Firing sales team members and managers as needed
- Setting clear targets to the team and working to diagnose gaps within the team in achieving target.
- Conducting & implementing sales training and testing with the sales team 3x weekly.
-Â Market Knowledge:
- You will be asked to maintain a strong understanding of the market by researching projects, sales velocity and market trends on a regular basis.
Qualifications:
-Â 8+ years of property sales, such as GM Sales or Director Sales, or experience as a sales director within another industry.
-Â Connections within the property developer landscape either through experience in the property industry or through another source.
-Â Analytical / mathematical skills to be able to calculate project viability.
- Research skills to be able to obtain information required.
- Excellent negotiation and communication skills.
- Target Oriented. Able to exceed targets given regardless of obstacles.
- Understanding of analyzing data, and communicating data clearly and understandably.
- Strong proficiency in Microsoft Office and Google Workspace (i.e. Gmail, Calendar, Meet, Drive, Docs, Sheets, Slides, etc.).
- Extremely versatile, dedicated to efficiency and productivity.
- When given the “what†(end goal) , able to figure out the “how†(all the tasks needed to make it happen) without too much guidance.
- Able to adhere to certain required daily/weekly/monthly tasks such as keeping client database and sales progress up to date and detailed.
- Sense of complete ownership.
- Take a solution-focused approach to all tasks.
- A confident and well-rounded communicator – both verbal and written.
- High EQ – able to connect and work well with a spectrum of individuals across departments.
